Associa Arizona Resolves Community's Maintenance and Reserve Issue

Introduction

This 105-unit townhome community in Tucson, Arizona was managed by Associa Arizona through 2021.

Challenge

The community needed guidance on a maintenance plan for improvements, specifically with the replacement of siding on all buildings throughout the property. Due to the limited availability of funds, the project could not be completed all at once, restricting the board’s ability to comply with their current reserve study timeline for maintenance.

Resolution

The community manager worked closely with a general contractor to create a maintenance plan and evaluate buildings. After needs were identified, a full scope of work was written and approved by the board, and the proposal was distributed to three local contractors. Once a contractor was selected, a funding plan that increased annual assessments was implemented, and the board agreed to review the existing collection policy and follow it more closely than in past years.Owners were also given the opportunity to bring all accounts current or request a payment plan before being turned over to collections. Associa Arizona’s commitment fast-tracked maintenance and helped the community get its finances in order. Thanks to the team’s work, an increase in future year reserve contributions is planned, and a special assessment discussion is no longer needed.
